How permitting works for corridor projects: City of Palm Beach Gardens Building Department handles permits regardless of which type of home. HOA architectural review sits on top of City permitting for homes in gated communities. Older non-gated neighborhoods involve City permitting only, with no HOA layer. We coordinate both paths in-house. The homeowner gets one project manager who handles whichever combination of reviews applies to their home.
The sequencing matters. HOA architectural review and City permit review do not run on the same timeline, and the order in which submittals go in affects when work can actually start. We sequence them based on the specific scope and the specific community’s review patterns. Where a home is in a gated community, the HOA review usually runs longer than the City review on revisions, so the HOA submittal often goes in first. Where a home is in a non-gated neighborhood, the City review is the only path, and the schedule is shorter. We confirm the path with the homeowner during pre-design so the expectations match the reality of the work.
