Mirasol Country Club is at a specific moment in its life cycle. The community’s homes were built between 2001 and 2013, which means many of them are now 12 to 25 years old. The construction is strong, but the interior finishes, the kitchen and bath programs, and the outdoor-living scope that felt current when these homes were built are now ready for their first major refresh. Where the Community Is Today

In 2026, the community’s earliest construction is 25 years old. The newest construction is around 12 years old. Most homes are in the 15-22 year window. This is the window where interior finishes look dated even when the construction is sound. Materials and selections that defined “luxury” in the 2000s are not the same materials and selections that define luxury today. Travertine that read elegant in 2007 reads tired in 2026. The original tract-builder appliance packages have reached the end of their service life. Recessed-can lighting plans that were standard then are nobody’s idea of design discipline now.

What that means for renovation scope: the homes do not need structural rebuilds. They need first-major-refresh-level work. Kitchen renovations that update cabinetry, stone, and appliance packages. Primary bath suites that bring in current spa-tier program. Flooring and lighting that move past 2005 aesthetics. Outdoor-living additions that the original construction did not include.

What is different from older communities: this kind of work is not the modernization a 1980s home needs. It is the refresh a well-built 2005 home is ready for. The scope is more selective. Kitchen renovations: replacing 2005-era cabinetry, stone, and appliance packages with current selections, generally within the existing footprint. The original kitchens were well-built. The opportunity is in the materials, the appliance package, the lighting plan, and the way the room reads against current taste.

Primary bath suites: updating tub-and-vanity programs to current spa-tier expectations. Steam showers, wet rooms, curbless showers, dual vanities, walk-in closet integration where the original suite layout allows. The 2005 primary suite footprint usually works once the program is refreshed.

Whole-house flooring refresh: replacing dated carpet, ceramic tile, or wood with current selections. Lighting plan updates: moving from 2000s recessed-can-heavy designs to layered lighting plans with decorative, ambient, task, and accent layers. Trim, millwork, and built-in upgrades where the original work has not aged well.

Outdoor-Living Additions

A scope category specific to the community’s age. Many original homes had pool decks and screened lanais but not the full outdoor-kitchen, pavilion, and shade-structure programs that have become standard in newer construction. Common additions: outdoor kitchens with cooking, refrigeration, and prep zones. Pergolas and shade structures over pool decks. Pool-deck refinishing and rescreening. Outdoor-living rooms with weatherproof furniture and integrated audio-visual setups. Landscape and hardscape refresh that ties the new outdoor program to the existing home.

Mirasol HOA Architectural Review

Renovation submittals go through the community’s architectural-review process. Exterior changes (outdoor-living additions, paint, roofing) require approval. Interior renovations are typically lighter-touch from the HOA standpoint. We coordinate the submittal package from our office and run City of Palm Beach Gardens permitting on a parallel track. The homeowner sees one project manager handling both processes.
