The Full-Gut Remodel, Done Properly
Most of our luxury work in this market is gut-to-stud. The home is taken back to structure, then rebuilt as one coherent design. That order matters. Systems come first: new electrical sized for a modern load, new plumbing, new climate design with proper dehumidification. Then the envelope is tightened. Only then do the finishes go in. A luxury remodel that starts with finishes and works backward always shows it within a few years.
Because we design and build under one roof, the drawings, the engineering, and the finish schedule are produced by one team. You approve a written scope and price before work begins, and every change order waits for your written approval.
Where the Finish Level Shows
The difference between a nice renovation and a luxury one lives in a short list of decisions.
Millwork is the first. Custom cabinetry, paneled walls, and built-ins are drawn for the room they live in, then built to those drawings. Stone is the second. We template natural stone on site and lay out the slabs so the veining runs where the eye lands. Lighting is the third. Layered lighting is designed into the plan, not added at the end. The fourth is the hardware and metal finishes. This close to the ocean, we specify metals and coatings rated for coastal exposure, so door hardware and plumbing fittings look as good in year five as on install day.
Wine storage, concealed pantries, and dedicated bar areas come up in most projects here. So does the connection to outdoor living. Loggias, summer kitchens, and pool-side baths get designed with the interior, so the whole property reads as one home.
Waterfront and Near-Beach Projects
Homes along the Intracoastal and near the ocean carry extra design weight. Views drive the floor plan. Glazing gets larger, and impact-rated assemblies have to deliver protection without looking like protection. Salt air narrows the materials list, and we treat that as a design constraint from day one rather than a warranty problem later.
