Kitchen renovations in Boca Raton come in two distinct flavors. Condo vs. Single-Family: A Side-by-Side

The two project types share a kitchen at the center and almost nothing else. The cost structure differs. The schedule differs. The selections differ. The approvals differ. Knowing which kind of project you have before you sign anything saves real time and real money.

High-Rise Condo Kitchen Realities

Recirculating hoods are the default in most condo kitchens. Ducting a vented hood requires an exterior wall, which most condo kitchens do not have. The recirculating hood with high-quality charcoal filtration is the standard solution. We design the cabinetry envelope and the ventilation routing around the specific equipment.

Induction and electric cooking dominate where gas service is not available. The cooking performance is excellent at the high end of the equipment market. The question is matching the appliance package to the electrical capacity of the unit. We confirm the panel capacity before specifying the cooktop. Refrigeration depth often runs shallower than single-family kitchens because the unit’s wall depth is limited. We design the layout around the depth that fits, not the depth the brochure advertises.

Logistics matter as much as design. Elevator-use coordination during cabinet, stone, and appliance delivery. Dumpster placement restrictions enforced by the association. Construction-hour rules that may shut down work at 4 PM or restrict weekend access entirely. Some buildings require a refundable deposit for protective coverings on elevator interiors and lobby floor. These constraints get built into the schedule from kick-off, not surprise the homeowner at week three. The team that has done condo work in this market plans the constraint; the team that has not, learns it expensively.

Single-Family Kitchen Realities

Single-family kitchens in the city’s waterfront and country-club stock run larger in scope than the typical condo. Layout flexibility is significant: walls come down, openings get reconfigured, the kitchen connects directly to family rooms and outdoor living spaces. Ducted ventilation is straightforward where the kitchen has an exterior wall or roof access. Gas service is usually available. Hood CFM can be sized to actual cooking volume rather than the maximum the ducting can absorb. The cooking equipment selection is wider, and warming drawers, dual ovens, and steam ovens fit in the cabinetry envelope without compromise.

The constraint shifts to the country-club HOA. Many gated and country-club communities require architectural review on kitchen work that affects any exterior element (windows, doors, ventilation terminations). The HOA review runs alongside City of Boca Raton permitting on a parallel track, not a sequential one. We coordinate both processes from our office. The homeowner sees one project manager handling both reviews. Structural review through the City applies when load-bearing walls come down. We engage the structural engineer of record during design, not after demolition exposes the load path. Custom cabinetry built for the specific room dimensions matters here in a way it does not in a condo with a constrained envelope. The single-family project is closer to the work we do across the rest of Palm Beach County.
