Historic District Interiors: El Cid, Flamingo Park, Grandview Heights
The city’s historic districts hold some of its best housing stock. Inside these 1920s homes you find true plaster walls, original wood floors, and floor plans built from small, separate rooms. Each one shapes the design.
Plaster walls do not behave like drywall. They carry texture and slight movement that give old rooms their depth. We design lighting, paint sheens, and millwork to work with that surface. Original wood floors are usually worth saving. Sanding and refinishing them costs less than most owners expect and keeps material that cannot be bought new.
Small-room plans are the real design question. Some walls can open. Others carry load or hide the home’s original logic. We test the plan against the structure before any drawing is final. Mid-Century Homes: Terrazzo, Low Ceilings, Closed Kitchens
The post-war neighborhoods, including Northwood Shores and the streets south of Southern Boulevard, are full of 1950s and 1960s homes. Three conditions come up in almost every one.
Terrazzo floors hide under decades of carpet and tile. Original terrazzo can be ground and polished back to a finish that suits both classic and current interiors. We check for it before we specify new flooring, because restored terrazzo often beats anything we could install over it.
Ceilings sit lower than in newer homes. Design has to respect that. We use flush and semi-flush lighting, lower-profile furniture, and vertical lines that draw the eye up. The wrong fixture makes an eight-foot room feel like seven.
Kitchens were built closed. Opening one to the living space is the most requested change in these homes. Because we build what we design, the plan reflects what the structure will actually allow.
Old Bones, Current Rooms
Most of our West Palm Beach clients want both things at once. They want the character of the original house and a kitchen, bath, and lighting plan that works today. That pairing is the craft. We keep original trim profiles, arched openings, and floor material where they earn their place. We rebuild the rooms behind them to current standards. The result reads as one home, not a new interior wearing an old shell.
Selections follow the same logic. Cabinet styles, tile, stone, and hardware are chosen against the home’s era, the light in each room, and how the owner actually lives there. Every selection is priced and confirmed before it is ordered, so the design and the budget stay on the same page.
One Team From Drawings to Install
A common frustration with interior design projects is the handoff. The designer finishes the plan, then the owner has to find a builder, and the two firms blame each other when details slip. We remove the handoff. Design, permits, and construction run under one contract with one project manager. Change orders go in writing and wait for your approval before work proceeds.
