Barrier-Island Access: What Matters Up Front

Singer Island is a barrier island reached by causeway from the mainland. Material delivery, dumpster placement, and crew arrival all run on a different schedule than a mainland project. Oceanfront condo towers add another layer: loading-dock windows, elevator use rules, association construction-hour rules. None of this is an obstacle if it is planned for from week one. All of it is expensive if it is not. We build the logistics into the project at kick-off, not as a discovery in week three.

Singer Island Is a Different Renovation Market

Renovating a home here is different from renovating anywhere else in Palm Beach County. The island is a barrier island reached by causeway. Most of it sits within the City of Riviera Beach, with the southern tip within the Town of Palm Beach Shores. Neither is the same as the Town of Palm Beach on the separate Palm Beach Island barrier island. Permits move through different building departments than other markets in the county, and the housing stock is predominantly oceanfront condominium with a smaller layer of single-family homes. The result is a renovation market with its own permitting paths, its own building types, and its own access logistics.

High-Rise Oceanfront Condo Renovations

The island’s defining housing type. Full unit interior renovations: kitchen, bathrooms, flooring, sometimes wall removal within the unit. Building plumbing-stack constraints determine fixture locations the same way they do in mainland condos, with the added factor of direct ocean exposure on the exterior assemblies.

Saltwater corrosion is a real specification driver for any exterior-facing element. Hardware finishes need to be marine-grade. Glazing assemblies need to be impact-rated and built for sustained salt exposure. Balcony rails and exterior mechanical equipment have shorter service lives than they would have on a mainland tower five miles inland. We specify accordingly.

Loading-dock and elevator coordination is the schedule’s tightest constraint. Cabinet deliveries, stone deliveries, appliance deliveries, large fixture deliveries all move through the building’s freight elevator on the building’s schedule, not ours. We confirm the building’s rules with management during pre-design and we build the delivery sequence into the master schedule. The association’s architectural-review submittal and construction-hour rules run alongside the logistics. The team that has done condo work here understands the constraint stack. The team that has not, learns it expensively.

Single-Family Barrier-Island Renovations

A smaller portion of the island’s stock, but real. Single-family homes here generally face direct ocean or Intracoastal exposure. FEMA AE and VE flood-zone construction realities apply to most of them. Impact-rated glazing per Florida Building Code Wind-Borne Debris Region (WBDR) requirements is baseline. Wind-load engineering is required on structural changes. Material durability for direct salt-air exposure changes specification across the board: hardware, finishes, exterior cladding, roof assemblies. Site-specific engineering is the norm here, not the exception. Permitting runs through the City of Riviera Beach Building Department for most addresses on the island.

Riviera Beach Permitting

How permitting works for projects on the island: most addresses fall within the City of Riviera Beach Building Department. The southern tip of the island falls within the Town of Palm Beach Shores, which has its own building department. We verify the specific jurisdiction for each address during the consultation. Both are separate from the Town of Palm Beach on the adjacent Palm Beach Island, which is a common point of confusion. We submit and manage permits in either jurisdiction in-house.
